How Do You Know If You Need a New Roof?

1. Missing, Cracked, or Curling Shingles

If you start noticing shingles that are loose, curling at the edges, or completely missing, that’s your roof telling you it’s nearing the end of its life. Shingles that are brittle or cracked can no longer properly protect against water intrusion, which eventually leads to leaks and rot.

2. Leaks or Water Stains Indoors

Water spots on your ceilings or walls are never a good sign. Even a small leak can travel through your attic insulation and drywall before you ever notice it. By the time you see stains or peeling paint, the damage underneath may already be significant.

3. Sagging Roof Lines

A sagging or uneven roof line often means there’s structural damage beneath the shingles — usually from rot, moisture, or failing decking. This is a serious warning sign that shouldn’t be ignored, as it can quickly become a safety concern.

5. Granules in the Gutters

As shingles age, they start to shed the gritty surface layer (granules) that helps protect them from UV rays. If you notice a lot of these granules in your gutters or downspouts, it’s a sign your shingles are wearing down and losing effectiveness.

6. Your Roof Is 20+ Years Old

Even if your roof looks okay from the ground, time alone can take its toll. Most asphalt shingle roofs last about 20–25 years with proper maintenance. If your roof is hitting that age — or if you’re not sure how old it is — it’s a good idea to schedule an inspection.
